Craven County Real Estate Market Update: September 2026

If you’ve been wondering what’s happening in the Craven County real estate market, let’s take a look at what the numbers are telling us.

Every month, I look at what’s selling, what’s still on the market, and what’s under contract. Those three things help paint a picture of where our local market stands—and whether you’re thinking about buying, selling, or just keeping an eye on things, it’s worth paying attention.

Craven County Market Snapshot: September 2026

Here’s a quick look at the numbers.

Homes sold

  • 150 homes sold in September
  • $317,500 median sold price
  • 28.5 days median time on market
  • Typical sold home: 3 bedrooms, 2 bathrooms, approximately 1,757 square feet
  • Sold prices ranged from $85,000 to $2.8 million

Homes currently for sale

  • 483 active listings across Craven County
  • $355,000 median asking price
  • 72.5 days median time on market
  • Typical active home: 3 bedrooms, 2 bathrooms, and more than 1,900 square feet

Homes under contract

  • 215 pending listings
  • $336,000 median asking price
  • 34 days median time on market
  • Pending list prices ranged from $60,000 to just under $1.5 million

So, what does all this mean?

Here’s what stands out to me: homes are still selling, and September saw 150 closings across Craven County. But buyers also have plenty of options, with 483 homes currently listed for sale.

That means buyers have opportunities to compare homes, consider their options, and find a property that fits their needs. Sellers, on the other hand, need to pay attention to pricing, condition, and how their home stacks up against the competition.

One number I always like to keep an eye on is days on market. The median for homes that sold in September was 28.5 days, compared with 72.5 days for homes still listed for sale. Those numbers tell us that the homes selling and the homes sitting on the market aren’t necessarily having the same experience.

Of course, every home and every situation is different. Location, condition, price range, and the type of property all make a difference. Countywide numbers give us a helpful starting point, but they don’t tell the whole story for every neighborhood or individual home.

Thinking about buying or selling?

If you’re considering a move in New Bern, Havelock, or anywhere else in Craven County or the surrounding area, I’d be happy to help you understand what these numbers mean for your particular situation.

And if your plans take you beyond Eastern North Carolina, I can connect you with a trusted real estate professional in another part of the country, too.

Let’s talk about your next move.
